Very much doubt she’ll get anything within her budget. I did extensive research between sale of one property and purchase of another and ended up staying variously at Melrose House in Penge ( excellent), Toby Carvey and, a lovely self catering in Catford as well as a b and b in Beckenham. These were all, as I recall, above your friend’'s budget. I don’t recall exactly what Melrose House charged - may be worth checking it out?

Rachael, I have had peeps stay at Astra quite a while back (about 4/5 years ago & doubt it’s changed much since) - was no palace by any means - though back then was clean, basic, with telly & clean washing facilities.
My friends only needed a comfy bed at the end of the night & it was ideal for that & a bargain too.
So if your guests just need a base to sleep at the end of the night I think this might be an option.

I don’t, but the All Inn One has very nice rooms above the pub. They are very popular. See All Inn One’'s website.
